I’m trying to show properties to an out-of-town buyer today. I called early yesterday evening to schedule the first showing for 10:15 this morning because I knew the sellers would need some time to get ready to show this half million dollar plus home.
The easiest way to schedule as showing now is ‘Showing Assist’ through the MLS. This can be setup to page the seller directly and let them approve or disapprove a showing and instantly let everyone know. Of course, in this case the Showing Assist instructions wouldn’t let you schedule through them and said “Call XXXXX at 000-0000 to schedule showings.
So I called XXXXX at 000-0000 and naturally there was no answer and I had to leave my message. No callback last night, no callback this morning.
So about 9:00 this morning I began calling every number shown for the agents on the MLS printout to see if I was confirmed. Finally got a callback about 9:30 (45 minutes before showing). Naturally the first question is can you show the property any later. Well this was first on the schedule of 14 homes to see today. No way to re-work that schedule.
So Mr. Motivated Seller offering the $5,000 bonus for selling their house, you lost the showing from my out-of-town buyer who’s here to buy this weekend. Sorry about that. You need a motivated agent who will answer their phone or return messages promptly. Or, ideally use Showing Assist properly and let the calls go to the seller directly and just stay out of their way.
