3. Pre-inspection. If we have any doubts about the major systems of the home, we will suggest a pre-inspection. In some circumstances, we will recommend a home warranty. In many cases, sellers inevitably will buy a warranty as part of the contract. If you do, then you are covered under the warranty during the listing term.
Since the State of Oklahoma implemented a state-wide “Oklahoma Uniform Contract of Sale of Real Estate” it’s been very buyer-friendly in terms of a buyer being able to cancel a contract if they don’t like anything about their home inspection. It doesn’t matter about a dollar amount or any other reason. In fact, a buyer doesn’t have to give a reason. They can just cancel the contract.
Pre-Inspection
It’s important to you, the seller, to know the exact condition of your property before it goes on the market and if there are any doubts, a pre-inspection may answer those questions. The pre-inspection doesn’t have to be as extensive as a whole-house inspection that a buyer may have, but you can have major items, such as foundation, plumbing, heat & air and roof checked. The major items that can really jump up and bite you and may cause a buyer to walk.
If something is found during a pre-inspection requiring repair, you now have the opportunity to have several contractors look at the item(s), wait for their quotes to come and and then have the work done. This may save you money over having a buyer inspection 2 weeks before closing, then having to rush to get a repair done. This could easily cost you more money.
Home Warranty
This is also the time to consider whether or not to offer a home warranty to the buyer. If you do, you’re covered for most items on the warranty during the listing period. If you’re in a home likely to attract a first time buyer who’s having trouble just coming up with down payment money, it’s almost a certainty that you’ll end up having to pay for a home warranty for the buyer. So it’s a good idea in that case just to go ahead and offer it. You’re covered during the listing and it’s another marketing tool for your home.
