As much as I love summer, there’s something thrilling and oh-so-exciting about decorating a home for fall. That said, if you're an I'm-not-decorating-until-the-official-start-of-the-season kinda person, heads up, now's the time!

What's better? I’ve got you covered with a few budget-friendly tips that are as simple as swapping out one item for the next:
- Swap out lush greenery and brightly colored flowers with fall-colored foliage in oranges, yellows, reds, deep purples, and browns.
- Swap out plush items like throw pillows and blankets in your common areas with fall-colored fabrics.
- Swap out the front porch welcome mat and add an autumn wreath to the door.
- Scoop up the summer-scented candles and swap them out with your favorite fall fragrances.
- This one isn't a swap but a switch: Switch off overhead lights and opt for lamps for a cozier vibe.

Got a fall decor tip you go-to year after year? We want to know! Drop it in the comments and inspire all of us!

Your house fit like a glove when you moved in several years ago. Now? Not so much. Life has changed. YOU have changed.
Maybe now you:

- Work from home and seriously need a dedicated office.
- Have a few little ones in the fam, human or four-legged!
- Need a bigger living room for your teens and their herd of friends.
- See your parents aging and so want them to have a comfortable space to visit or stay.
- Have tried rearranging until you're blue in the face and still feel like the walls are closing in.

The truth is you grow and change — and so does what you need from your home. If you think you might want to upsize but you're still on the fence, let's connect. I'd love to show you a few homes with a little more wiggle room so you can see firsthand how they fit!

Are you getting ready to buy your first home? Congrats! What a crazy and exciting time!
But here's the thing. Just like most things in life, if you've never done it before, it can be pretty overwhelming. The good news is I've guided countless homeowners through the process, and I'm convinced the key to kicking overwhelm to the curb is preparation, preparation, preparation!

In fact, time and time again, I've seen that the more prepared my clients are, the less stressful the process turns out to be. Want a home-buying journey like that? DM me - I'd love to talk!

In the meantime, here's a kickstart guide that will give you a few steps to think through as you move towards your very first home sweet home:

- Get your credit score ready. The higher your score, the better loan terms you'll get.
- Estimate your price range by playing around with one of the zillion home affordability calculators online.
- Narrow down your ideal location, but stay flexible and have several locations in mind.
- Save for your down payment. If you haven't started, do it now!
- Get a mortgage pre-approval. This will give you hard numbers and help you stay ahead of the competition.
- Find the right agent. Ask around if you need to; it's essential to work with an experienced professional who you know has your best interest in mind.

Wouldn't it be amazing if you could pay off your mortgage early? Might sound like a pipe dream, but it's not impossible. In fact, 37% of U.S. homeowners are living mortgage-free. Why shouldn't you be one of them??
Just because you opted for a 30-year mortgage doesn't mean you actually have to spend the next 30 years paying it off! Here are three hacks to knock it out early:

Hack #1: Make an extra payment every year. Simply divide your mortgage payment by 12 and add that amount to your principal each month.

Hack #2: When your income increases, don't increase your spending. If you get a raise, it's tempting to bump your spending along with it. Instead, keep the same budget and put the extra towards your mortgage.

Hack #3: Put surprise money towards your mortgage. Any time you get extra $$$ from a tax return, bonus, inheritance, refund check, or whatever else it may be, toss it to your mortgage. You won't miss it, and the future you will thank you.

Are you living mortgage free?! What's it like? How did you do it? Share in the comments below!

We want things more when there are fewer of them to go around. Case in point: This summer's Lululemon Belt Bag.
That principle is called scarcity and plays a major role when selling a home. Here's what I mean: There are only so many homes on the market in any given neighborhood for buyers to consider. The key is to play up your home without coming across too strong.

An easy way to do this? Use your listing description to highlight your home's unique features like:

- "Most level lot on the street"
- "Only home with an outdoor kitchen"
- "Situated on a cul-de-sac lot with a private backyard"

When it's time for you to sell, use the scarcity principle to help your home stand out from the competition. Want more tips and tricks for selling quickly for top dollar? DM me, and let's chat!

Hands up if you’re happy it’s fall? Double hands up if you’ve made your fall 2022 bucket list. No? Well, you’re in luck cause today I’m giving you a serious jump start. Here are some of the BEST things to do in OKC this fall season. - Seriously, skip the grocery store pumpkins and head to the Orr Family Farm. Nothing screams “Welcome, fall!” quite like sipping apple cider, bouncing on a hayride, and lugging the bulkiest pumpkin in the patch back to your car. It’s a quintessential fall activity, so don’t miss out! - Go on a long drive to check out the fall foliage. The Talimina National Scenic Byway and Robbers Cave State Park are both great places to take in some of the most incredible fall foliage in the state. If you’re looking for the ideal fall backdrop, these are definitely the places you’ll want to go. - Go brewery hopping around the city to sample a few of the tastiest seasonal beers in town. Roughtail Brewing Company, Bricktown Brewery, and Anthem Brewing Company are some of my personal favorites, and they each offer local craft beers inspired by the season. These are on my bucket list this fall, but I know there are plenty more where that came from. OKC locals, what am I missing? Drop what you’re looking forward to this fall in the comments below!

Not sure if you're keeping count, but today marks 100 days left in 2022…
How's that hit you?
Are you fist-bumping or feeling a wave of panic?
What's left on your yearly to-dos?

Here's how I'm *hoping* to make the most out of the last 100 days of the year:

- Soak up some great football (seems like the season is so short once it gets started)
- Finish the real estate year as strong as it has been so far this year
- Enjoy a great holiday season

There's still time to do your thing, but you gotta hurry! And listen up, if one of your thoughts is to buy or sell before the ball drops in December, I'd love to make it happen. DM me, and let's find your next home!

Some fall decor ideas will never go out of style, but that doesn't mean we can't make room on the mantle, couch, or foyer for the newest trends on the block.
Ready to meet the latest home design fall trends? According to the experts, here are the ones to keep an eye out for:

- Earth tones and warm neutrals everywhere. Think muted greens, terracotta, oatmeal, rust, and sand. An easy way to pick the right shades? Stay away from primary colors and choose shades that look like they've been through the wash a time or two.
- Natural wood in lighter tones, especially in the kitchen and bathroom cabinetry. Put simply: dark woods are out, light woods are in.
- Woven elements take over. Items like rattan furniture, baskets of all sizes, and fiber area rugs are here
- Textured fabrics touch every surface, from linen pillow covers to wool throws, wallpaper, and window coverings.

This fall, it's looking like it'll be all about the earthy vibes! Which trend is your favorite? What are you seeing in your neighborhood? Share below!
