From our comprehensive marketing plan:

24. Direct mail. When appropriate, we will mail a ‘just-listed’ postcard to your neighbors.

Sometimes, postcards really make sense. In many cases it’s just a waste of money (in my opinion and experience). The card I’m showing is a great example of when it makes sense. This home is in a small (about 30 units), tightly knit community where generally all the neighbors know each other. They have friends that would want to be in this area. This was a larger unit than most and some might want to move up. It is also a single-family home, unattached. And perhaps the best reason is that signs weren’t allowed in this community. The neighbors would not have been alerted that the property had gone on the market.

If your home is in a large neighborhood where the neighbors aren’t social, maybe only waving to one another, then direct mail is much less effective.

The types of cards that can be sent are “Just Listed”, “Open House”, and “Just Sold” (promotes me).
