Oklahoma City Spring Weather Can Harm Roofs!

It’s spring in Oklahoma City. Here comes the wind and hail damage on our roofs!

I had an interesting question posed to me today by another Realtor. A home inspection revealed some roof damage. The Seller had scheduled his insurance adjustor to come inspect the roof for a possible claim. The Buyer’s insurance company sent out Reliable Reports (a third-party company that inspects and rates roofs for insurance companies) who rated the roof a ‘1’, meaning that the Buyer’s insurance company would provide full coverage for the roof.

The question posed to me was: should the Seller cancel the adjustor since the Buyer was happy with the report? My question was, does merely the adjustor showing up hit the CLUE Report? If it does, then that fact would remain with the home for the new buyer.

I asked my insurance agent son, Steve (weinsureokc.com) about this. He states that if an adjustor comes to inspect the roof and a claim is not paid, then that still goes onto the CLUE report as a zero-paid claim and could, in fact, affect the insurability for the new buyer.

Our agent cancelled the claim and the adjustor…
